Just drive a small sheet metal screw in to "retack" the grate. On flips, I simply tell people that I could replace the grates (and happen to have a set on hand for $30 extra), but a 2 cent screw does a wonderful job for much less.

In many cases, you actually make more by NOT buying new grates and FBs if the ones that are there are serviceable and can be cleaned up. That said, it takes some selling on your part. Get the outside looking fantastic and get the inside of the firebox looking great as well. Knock the rust...
